Realtor Code of Ethics
What don't you understand with this Earnest Money Agreement said the Spokane Board of Realtors to this Real Estate Veteran of 17 years who "Just didn't get it" from Spokane Washington... We had made an offer with the caption above, AS-IS WITH ALL FURNISHINGS AND PERSONAL ITEMS INCLUDED. While the seller accepted the offer on an estate sale, she didn't want anything, the Real Estate Professional took it upon himself "After a signed around agreement" to go into the property and take what he wanted, truck loads I might say. After we caught him and instructed him to return the items, he said he would flub the deal before he returned the stolen item, antiques, tools and more.... a very bad mistake on his part. Knowing Contract Law and Real Estate Ethics being licensed for over 30 years myself and now retired, I first warned him, he didn't care thinking I knew nothing of the "Code of Ethics". After numerous conversations I finally told him I am done with his bad ethics, I will file a Grievance with the B.O.R.
At First he thought I was full of you know what and became even ruder before our closing. When it came to closing, I followed through with my part while he tried to flub the deal. I closed it and filed a grievance which anyone can do for violations of the "Code of Ethics" which a Realtor must abide by. He was ridiculed and embaressed in front of his fellow Realtors, fined, sent back to school and it's on his record for his violation of over 6 out of 13 counts.
The one request on my part is that his license was not be revocked as that was his livelyhood for his family, even though he could have lost his license. I doubt he will do it again to any other unsuspecting person or buyer, but Buyer Beware....

That is really good, I had a Realtor do a simlar thing, but I didn't know what to do!

It sounds like he was very unethical, but most Realtors wouldn't even think of doing such a thing, he should have lost his license, gives us all a bad name...

Here's a good one for everyone to look out for:
Land America - Loan Care Servicing Dept.
They have collected our impound/reserve accounts for home Insurance and Property taxes for over a year. They didn't pay either, we had to get an extension on Insurance and the taxes are still not paid becoming delinquent with penalties & interest... After a month of them stating they would correct it & overnight the payments, we finally turned them into RESPA, the Attorney General and The Dept. of Financial Institutions. They have less than 20 days by law to correct it. We have now found they have overcharged our bank account by 150% of what they were allowed to take out, we'll be contacting an attorney too, anyone know of a good RE Attorney who wants to file a Class Action Suit" against these guys because we found ut they are doing this same thing to many others...
